Not long ago selling a home didn't take much effort. You just put a sign in the lawn and list the property on the multiple listing service and BAM! a few days or weeks later an offer would come your way. This was known as a "sellers market." Many people were able to sell real estate with little or no experience.

Today in this "buyers market," things are different. Selling real estate is much more complicated and difficult. Signs, advertising, networking, prospecting, the multiple listing service, Internet, open houses, direct mail, the correct pricing strategy, and staging will all have an impact on how quickly your home sells. When you finally find someone who may be interested and you begin the negotiation, sales and closing process. This is where many sales are lost.

With all the competing properties on the market today, selling a home can be a difficult process and especially for someone who is not an experienced marketer without the right connections or experience to get the job done.

One of the most important aspects of selling anything is letting people you have the thing for sale. Advertising is an important part of the home selling equation. This is especially true in a buyers market.

Advertising does several things to help promote the sale of your home.

First it brings attention to the property. Anyone who may be in the market for a similar property, will know it is there and may want to see it.

Second it helps establish trust between the potential buyer and a seller. In today's business environment this is important to cautious buyers. They are more likely to buy from someone they know and are familiar with.

Before you start to spend money on advertising you should understand how to reach the average consumer and how they will respond to what they read, watch or listen to.

Today the advertising market is so fragmented and to reach the few potential buyers and promote your property over all the other properties that are on the market, will take time and money to discover. This is even difficult for the experienced real estate brokers.

Using Multiple Listing Services to Sell a Home

The Multiple Listing Service (MLS) is a list of every property offered through local real estate agents. Along with the listing and information about the properties comes a person held to a higher standard with a code of ethics and a party with E and O insurance to protect buyers and sellers in any transaction.

The MLS is not available to anyone except Realtors . Realtors subscribe to. To subscribe a Realtor only needs to be a member of the National Association of Realtors, the State Association of Realtors and a Local Association of Realtors. In addition the Realtor has to follow the state license requirement of going to school for 300 hours to first be licensed and then there are continuing education requirement and license renewal fees. With all these associations and the licensing requirement of the state there are many different dues and expenses involved. And you wonder why the commission seems high.

Networking to Sell a Home

A great deal of real estate is sold through the process of networking. In real estate, networking is the process where agents get together and share information about listings and wants of their prospects. The process of networking works well because instead of just one agent trying to find the right home for one set of clients you have one set of buyers being serviced by dozens or possibly more than a hundred agents.

Often we are able to find buyers for our listings just down the hall.

The individual owner trying to sell a property on his own is at a real disadvantage when it comes to networking unless he or she is willing to contact other for sale by owners and ask them to refer the parities who are not interested in their property to their property. This isn't a real likely because who would sent a potential buyer to look at another property.

Prospecting to Sell a Home

Finding potential buyers is called prospecting. This is a process of collecting people who may be interested in buying property. It is also one of the biggest and most important duties involved with selling real estate. Managing prospects, taking them to see homes that they may be interests in is also important to the success of marketing a property.

This is one of the biggest disadvantages an owner faces when he or she tries to sell a property on their own. The chances are very slim that an owner will actually sell a home on his own unless it is priced considerably below the market. This by the way is one of the main reasons people look at "for sale by owner" properties. In fact about half of the sales made by owners are to bargain hunters.

Staging to Sell a Home

We all know thta the first impression is important when we meet people. It is also important when someone sees a potential home for the first time. If the property is vacant, will it seem warm and inviting? If it is occupied by you, will potential buyers be able to visualize living there?

Using Signs to Sell Your Property

Yard signs are and always have been an effective way to sell property. When a potential buyer sees a sign of a reputable real estate firm like RE/MAX they know what to expect.

If the sign says For Sale by Owner, what do buyers think? I was talking some clients around showing them homes and the buyer asked me why I didn't stop and pick up a flyer on a FSBO I told him that often the people who sell property on their own want more than the property is worth. We had just looked at properties in a neighborhood that were selling in the $200,000 range. I picked up the flyer and the owner wanted $800,000. I rested my case and never looked at another FSBO.

What do Realtors think? I can only speak for myself and I think that most of the time sellers think they can pocket more money by selling a property themselves. I don't like to take a buyer to a FSBO because there is a possibility that they will try go go around me to buy the house with out paying me for my services.
